Warehub, the technology platform building the operating system for industrial real estate, announced today that Founder and Executive Chairman James Holbrook is the featured guest on The AI Edge Podcast: CRE & AI, hosted by Louis Fernandes.
In the episode, titled Industrial Leases Take 12 Weeks. He Says They Can Take One Day, Holbrook and Fernandes examine a fundamental disconnect in industrial real estate: businesses and supply chains increasingly need to react in real time, while the traditional process for identifying, negotiating, leasing and activating industrial space can still take weeks or months.
Drawing on more than two decades in industrial real estate and approximately 2,500 short-term lease transactions, Holbrook discusses how recurring friction across those transactions ultimately became the foundation for Warehub.
“The point that stuck with me was the disconnect between how quickly businesses need industrial space and how slowly the traditional transaction can still move,” Fernandes said. “After roughly 2,500 transactions, James has had a front-row seat to where that friction repeats, and the way Warehub has turned those lessons into a structured system came through extremely well.”
The conversation explores how property information, leasing documents, inspections, negotiations, compliance requirements and operating responsibilities have traditionally been managed across separate emails, spreadsheets, phone calls and systems. By structuring information and workflows before a transaction begins, the platform is designed to reduce the administrative friction that can slow transactions while maintaining the protections, judgment and relationships that remain essential to commercial real estate.
One of the central themes of the episode is the potential compression of leasing timelines. Holbrook discusses how processes that can traditionally stretch to approximately 12 weeks can be reduced dramatically within a structured environment, including scenarios in which transactions across a portfolio can be completed in as little as one day.
Just as important, Holbrook makes clear that greater efficiency does not come at the expense of the broker.

“I also appreciated James’s perspective that better technology shouldn’t replace brokers,” Fernandes said. “It should eliminate the administrative friction so their experience, judgment and relationships become even more valuable.”
That philosophy is central to Warehub’s approach. The platform is built to support the existing industrial real estate ecosystem, creating greater transparency and coordination among landlords, tenants and brokers while giving each party better access to the information and workflows required to move transactions forward.
The conversation also explores the role of artificial intelligence in that transformation.

“James’s comment about spending too long planning before getting into the market was a great founder lesson well beyond commercial real estate,” Fernandes added. “At some point, theory has to meet the market.”
